Terms and Conditions


**Tax not included in nightly rates** Check in time is after 4:00 PM and check out is before 10:00 AM. 


MAXIMUM OCCUPANCY – The maximum number of guests in the unit is limited to the number of persons specified in the property description. All people, including infants and small children, are included in the guest count. Additional guests will result in an immediate termination of this rental agreement and forfeiture of all rental fees.

CAMPING – There is absolutely NO CAMPING, RVs, motor homes, tents, tent trailers, or travel trailers allowed. If you are traveling with a camper/travel trailer, please contact us prior to your arrival and we can direct you to a legal place to park your vehicle (unoccupied).

PARKING – Parking is restricted to the driveway of the home and public street parking as allowed by local municipal codes. This includes parking for boats, snowmobiles, trailers and other recreational vehicles. Your vacation rental home is not able to accommodate RV or camper parking. Please let us know if that will be your only mode of transportation and we will direct you to an area to park your RV or camper away from your home. They may not be occupied while parked on-site.

SMOKING – Smoking is not allowed inside the home, garage or any building on the premises. If a person(s) are/were found to be smoking inside of any of our units it will result in immediate termination of this rental agreement, forfeiture of all rental fees, and an additional cleaning fee of $500.00 will be assessed.

PETS – Pets are not allowed in any of our units without manager approval in writing.

FIRES AND FIREWORKS – Fireworks and other explosive or hazardous materials are not allowed on the premises. Open fires of any kind are not allowed in the home or on the property except in designated fireplaces and burn pits particular to the properties that have them available for use. Please adhere to any burning restrictions due to increased fire dangers. If you are unsure about the current burn restrictions, you can contact Roam Property Management or the Hebgen Lake Ranger District (406)823-6961.

USE – The home is in a residential area and the Renters agree not to interfere with neighbors’ quiet enjoyment of their residences. The Renters will not use the Home for disorderly or unlawful purposes. The Renters will use the Home in a reasonable manner, including minimizing utility waste (keep doors/windows closed, turning off water and electricity when not in use).

PAYMENT – An advance payment equal to 50% of the rental rate is required for deposit to secure your reservation. The advance payment will be applied toward the unit rent. Please make payments in the form of check or money order to ROAM PROPERTY MANAGEMENT. You may also pay by credit card using MasterCard, Visa, Discover or American Express. The advance payment is not a damage deposit. Thirty (30) days prior to arrival 100% of the remaining balance is due. Upon receipt of full payment amount due, as well as this signed rental agreement, Roam Property Management will email Guest a final confirmation of the reservation along with driving directions and the check in instructions 3 days prior to arrival.

CLEANING – The Cleaning Fee associated with the Rental is a one-time cleaning fee for normal use for each guest stay. The amount of this fee is based on the bedrooms, baths and overall size of the accommodation you select. If additional cleaning is needed for the unit, the additional fees will be charged to the credit card on file. If Homes require any additional cleaning or have damages not covered under the Damage Waiver, the Renter will be notified via email within seven (7) days of departure.

CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made sixty days (60) days or more prior to the arrival date will be fully refunded less a $100.00 processing fee. Cancellations that are made within fifty-nine (59) days or less of the arrival date forfeit all advance payments. Changes that result in a shortened stay forfeit all payment in excess of payment for the shortened stay. There is no refund of any rent for cancellation or early departure. If the Guest cancels their reservation less than 60 days prior to the Guest’s arrival date, and Roam Property Management is able to rebook the Property, a refund equal to the new amount collected less the $100.00 processing fee will be provided to the Guest. No refunds will be given if dates are not rebooked. CSA Trip insurance is available to cover trip cancellations. (Please inquire)

VACATION RENTAL DAMAGE WAIVER – This Vacation Rental Damage Waiver covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The waiver will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, a Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the waiver will reimburse the Person for the cost of repair or replacement of such property up to a maximum benefit of $1500.00. The waiver does not cover intentional damage. The Security Deposit Waiver is $49.00. It is your responsibility to report unintentional damage that is caused to your Property. Please contact Roam Property Management directly if you do not wish to participate in this waiver or assignment. In such case, a $1500.00 charge will be placed on your credit card until departure inspection is completed.

TERMINATION – If any of the above clauses are violated, you will be required to vacate the premises immediately and forfeit all rental fees.
